公共维修基金是指按建设部《住宅共用部位共用设施设备维修基金管理办法》(建住房[1998]213号)的规定,新建商品住宅(包括经济适用住房)出售后建立的共用部位、共用设施设备维修基金。 公共维修基金额 是指商品住房和公有住房出售后建立的住宅共用部位、共用设施设备维修基金总额。 住宅共用部位共用设施设备维修基金 是指按建设部《住宅共用部位共用设施设备维修基金管理办法》(建住房[1998]213号)的规定,商品住房和公有住房出售后建立的住宅共用部位、共用设施设备的维修基金(简称公共维修基金),专项用于物业保修期满后,共用部位、共用设备设施的大中修和更新改造。

这个好像是国家的有规定的一个比例如果没变的话就是购买新房子房款的2%
