我不知道您所在的城市,只能凭经验回答您权当参考。你要确定能不能做购房贷款要确定这个房子是不是个人产权,能不能过户到你名下。简单说就是房产证上的名字能不能跟房东的身份证对得上,是不是个人100%产权。

我不知道您所在的城市,只能凭经验回答您权当参考。你要确定能不能做购房贷款要确定这个房子是不是个人产权,能不能过户到你名下。简单说就是房产证上的名字能不能跟房东的身份证对得上,是不是个人100%产权。没有土地证是没关系的,反正现在国家明确规定住宅使用年限是70年,能买到房子的产权你理所应当可以使用剩下的土地使用年限。出让方式没有问题。若你想要100%的把握,建议您做以下工作。1、跟房东一起去房管局对该房产查档,搞清楚能否过户(若能则是普通商品房,是大产权)。2、把房产证复印件拿给银行的人,让他们确定这套房子能否贷款(须知很多情况下即使是个人的大产权房银行也可能给贷款,比如房龄超过15年、贷款人年龄超过60岁等等)。希望对您有帮助。
